Garage floor painting in the Midlands has a reputation problem, and DIY tins are the reason. You clean the slab, you roll on a coat of grey, and it looks superb for a season. Then the tyres go down on a warm day, the coating lifts in perfect wheel-shaped patches, and oil starts creeping into the bare concrete underneath. It isn’t bad luck. Garage floor painting means applying a chemically cured resin system to a prepared concrete slab so it resists oil, fuel, road salt, abrasion and impact. It’s a working finish, not decoration.
The right build depends on how hard the floor gets used. Here’s what we actually specify.
Colour matters too. Light greys and creams lift a dark garage considerably, though mid-tones hide tyre marks better between cleans.
Irish garages face conditions that plenty of imported product datasheets simply don’t account for. Start with damp. Many Midlands garages, especially detached or older attached builds, were poured without a working damp-proof membrane. Moisture vapour rises steadily through the slab. Because of that, we take hygrometer readings before quoting and specify a moisture-tolerant primer where needed.
Then there’s temperature. Unheated garages sit cold for months, and epoxy cures slowly below 10°C. So we plan winter jobs around realistic curing windows rather than pretending the datasheet minimum will hold. Road salt is another factor people underestimate. Cars come in wet and salted from November through March. Salt-laden water sits under the tyres, penetrates unsealed concrete and accelerates surface breakdown.
Commercial sites face different pressures. Vehicle workshops around Tullamore, Portlaoise and Athlone deal with waste oil, coolant, brake cleaner and constant jacking loads. Meanwhile, the HSA expects slip-resistant surfaces wherever fluids are handled, plus clear separation between working bays and pedestrian routes. Older garage slabs also tend to be thin and lightly reinforced. As a result, cracking is common near door thresholds and along construction joints. Those need stitching or resin repair before any coating goes down.
Get all of this right and a garage floor comfortably delivers eight to twelve years of service. Skip it and you’re repainting inside two.
The sequence stays the same whether we’re coating 30m² or 600m². Only the scale changes.
Ron visits, usually within a few days. He checks slab hardness, contamination depth, moisture, cracking and any existing coating. He’ll also ask how you use the space, because a hobby garage and a busy commercial workshop need very different builds.
You then get a written, itemised quote covering preparation, repairs, primer, coats and line marking separately. If a simple sealer suits you better, we’ll say so.
The floor needs to be empty. We then degrease the slab thoroughly, because oil-soaked concrete will reject resin no matter how well you grind it. Heavily contaminated bays sometimes need pressure washing before anything else happens.
This is the step that decides everything. Acid etching doesn’t work, and we don’t use it.
We use diamond floor grinding to remove laitance and open the surface into a proper mechanical key. Where old paint, thick sealer or hardened contamination is present, dust free shot blasting gives a faster, more uniform profile. Everything runs through H-class vacuum extraction, so dust stays out of your house or your workshop.

Once the slab is clean, every defect shows up clearly. We fix them before painting rather than coating over them.
Potholes, spalled patches and crumbling door thresholds get rebuilt with resin mortar. Cracks are cut out and filled, or stitched where movement is likely. A penetrating epoxy primer seals the surface and locks in the profile. Damp slabs get a moisture-tolerant primer instead. Priming also prevents pinholing, which causes that speckled, blown look you often see on rushed work.
Primer usually needs 6–12 hours before overcoating, depending on temperature.
Now the colour goes on. We apply two coats as standard, then broadcast anti-slip aggregate or decorative flake into the wet coat where you want it. A sealer coat locks the broadcast in place.
Bay markings, walkway edges and safety demarcation are set out at this point using safety line marking materials that match the coating system.
Expect touch-dry in 8–12 hours and light foot traffic at around 24 hours. Vehicles should stay off for 5–7 days at 15–20°C. Cold garages take longer, so we agree realistic dates upfront rather than optimistic ones.
