      Where Car Park Decks Break Down First

      Failures follow a predictable pattern, and knowing it tells you where your money should go.

      • Ramps and turning circles. Tyres scrub hardest where vehicles steer under load. Standard coatings polish smooth here within a season, and grip disappears exactly where you need it most.
      • Expansion and movement joints. Decks move constantly with temperature. Rigid coatings taken straight across a joint tear open, and water pours straight into the structure through the gap.
      • Ponding areas and low spots. Poor falls leave standing water sitting on the same square metre for weeks. That’s where chloride penetration accelerates and where the first spalling appears.
      • Entry and exit thresholds. Salt, grit and water concentrate at the door. These few metres take more punishment than the rest of the deck combined.
      • Deck-to-upstand junctions. Water tracks to the edges and finds any unsealed detail at the wall. Coving these properly is unglamorous and completely essential.

      Car Park Flooring Systems We Install

      The right build depends on whether your deck is exposed, sheltered or fully enclosed.

      • Polyurethane deck coating systems (2–4mm). The proper answer for exposed and intermediate decks. Polyurethane stays elastic, so it bridges hairline cracks and accommodates thermal movement instead of splitting. It’s also UV stable, which epoxy is not.
      • Crack-bridging waterproof membranes. Applied beneath the wearing course on structural decks. These carry an elongation rating, meaning they stretch across a moving crack rather than opening with it.
      • Epoxy systems for enclosed basements. Sheltered lower decks with no UV exposure and stable temperatures can take a cheaper high-build epoxy flooring build. That saving is real, and we’ll point you to it where it applies.
      • Heavy-duty ramp systems. Coarse aggregate broadcast into a thicker resin, giving genuine grip on gradients. We specify these separately from the flat deck, because the demands are completely different.
      • Anti-slip broadcasts for pedestrian routes. Fine to medium aggregate through walkways, stair cores and crossing points, graded so it still cleans easily.
      • Sealers for sound concrete. Sometimes a deck doesn’t need a full system at all. Where the slab is intact and simply needs protecting, car park sealing or concrete sealing does the job for a fraction of the cost.

      Colour matters more here than most people expect. Lighter tones lift dim basements considerably, which improves both perceived safety and CCTV footage quality.

      Preparation and Cleaning

      Decks carry years of oil, rubber and traffic film. All of it has to go.

      We start with pressure washing to lift surface contamination, then move to mechanical work. Diamond grinding opens the concrete on flat areas, while dust free shot blasting covers larger decks faster and more evenly. Full floor preparation is where the bond is won.

      Concrete Repairs and Reinforcement Treatment

      Once clean, the defects are obvious. We deal with them before waterproofing anything.

      Spalled concrete is cut back to sound material. Exposed reinforcement is cleaned and primed with a corrosion inhibitor, then rebuilt with structural repair mortar.       Joint Detailing

      Movement joints get cut back, cleaned and refilled with the correct grade of flexible sealant, then carried through the new surface. We never coat straight over a live joint. Our mastic floor joint repairs page explains the method.

      Deck-to-wall junctions are coved and sealed so water can’t track behind the system at the edges.

      Membrane and Wearing Course

      The crack-bridging membrane goes down first on structural decks. The wearing course follows, applied to gauge and finished to the agreed texture.

      Anti-slip aggregate is broadcast into the wet resin and sealed afterwards. Ramps get the coarser grade, flat bays get the finer one.

      Line Marking and Handover

      Bays, arrows, disabled spaces, EV charging points and pedestrian routes are set out last, using traffic line marking materials that bond into the coating rather than sitting on top of it. Crossing points and walkways are picked out with safety line marking.
